With the announcement yesterday of new details of a Center Parcs holiday village opening just an hour and a half from Newcastle, ChronicleLive have put together a handy guide of what customers and holidaymakers can expect from the new site.
The company yesterday unveiled a new zoning plan which marks the first step in bringing the village to life. However, Center Parcs did stress that the zoning plan is not final and will be subject to change as technical work progresses and consultee feedback is received in the coming months.
Colin McKinlay, Chief Executive of Center Parcs, said: “The unveiling of this zoning plan marks an important first step in bringing our vision for a Center Parcs village in the Scottish Borders to life.
“This early-stage plan provides a foundation for thoughtful development, ensuring that environmental, heritage, and community factors remain central to our approach. We are committed to listening to the local community as we refine our plans over the coming months, with the aim of submitting a formal planning application in the summer.
“We truly appreciate the feedback and engagement from those who attended today’s event and look forward to continuing these important conversations at our upcoming consultation events.”
Where is the new Center Parcs going to be?
The location of the new Center Parcs is the Scottish Borders, which is around an hour and a half from Newcastle, or just over 60 miles. Center Parcs have described the “picturesque location” as the perfect spot for its new village because of its: “Rolling hills and open countryside providing stunning scenery at every turn. Historic houses, grand abbeys, impressive castles and ancient ruins lining the historic landscape, and diverse wildlife including ospreys, golden eagles, red squirrels and deer.”
Center Parcs are also planning to create their own woodland by planting thousands of new trees on what is open grassland currently.
What to expect from the village?
There will be a wide range of self-catering holiday lodges for families, with Center Parcs confirming around 700 to be built, a subtropical water park with slides, rides and pools. There will also be lots of indoor, outdoor and water sports activities suitable for all ages, a forest spa and a variety of family friendly restaurants.

What features will the village have?
Some of the key features that have been proposed in the new zoning plan include a long driveway from the west of the site, off the A7, as the main access route into the village. Six designated accommodation zones where lodges may be situated. Locations of leisure, dining and other essential amenities, areas of heritage and environmental importance, as well as environmental enhancements including wetlands, meadows and lochs. Another proposed key feature is enhanced screening to minimise the impact on neighbouring properties whilst maintaining the areas natural beauty.
Center Parcs also confirmed they will share more specific details on the village’s features as plans progress.
When is the village due to be completed and open to the public?
As the village is subject to planning permission, Center Parcs cannot give a timeframe on the completion. However, they say a Center Parcs typically opens around three years after planning permission is granted.
Will the new location cater to families with young children or specific accessibility needs?
Writing on their website, Center Parcs said: “We want all families to be able to enjoy a Center Parcs break, and this village will be no different. Features such as wheelchair and pushchair-friendly footpaths, adapted accommodation and accessible activities will all be part of your Center Parcs experience.”
